Terms & Conditions: Alba Highland Cottages

  1. Ptarmigan and Osprey Cottages are available for holidays on a weekly basis, usually Saturday to Saturday. No more than 6 people can use Ptarmigan and 10 can use Osprey.
  2. 5 nights @ 80% of weekly tariff. 3 to 4 nights charged @ 70%. Weekends (Friday and Saturday nights) charged at 60%. Any two consecutive nights between Saturday and Saturday charged at 50%.
  3. A booking will be confirmed with £100 deposit.The deposit will be returned folllowing the visit less cost of repair of damage to the property or contents should this occur.
  4. The full payment must be sent not later than 4 weeks before arrival.
  5. There are 2 parking spaces allocated to each cottage with room for a 3rd car at Osprey.
  6. The cottages are non-smoking.
  7. Both cottages are pet friendly. If you wish to bring a pet, please inform at time of booking: maximum of 2 pets per stay. Dogs must be under their owners control at all times. Any fouling of the grounds must be cleared up. Owners must bring their dogs’ basket/bed for sleeping. Dogs must not be left alone in the property at any time and are not allowed in the bedrooms or on the furnishings. Dogs hair must be cleared up before departing in respect of future guests.   8. The cottages will be available from 4pm. Guests must vacate not later than 10am on the day of departure. Please contact my caretaker Fiona Mckenzie 24 to 48 hrs before your arrival. Telephone 07756 756560. She will advise you where to pick up the keys.
  9. The price of the cottages includes electricity, heating oil, and linen. However with the high cost of electricity and heating oil, could you please ensure that the lights are turned off when not needed, and similarly heating turned down or off when not in use.
  10. Use of the cottages is at the holidaymaker’s own risk and the owner cannot be held responsible for any loss, damage, sickness or injury sustained during the stay.
  11. The cottages must be left secure at all times.
  12. Any accidents or breakages should be reported prior to departure to ensure that any ensuing problems can be fixed before next guests arrival. The cost of repair or replacement may be deducted from the deposit before it is returned.
  13. Should you need to cancel your holiday please advice immediately. Every effort will be made to re-let the property. However if it is not possible, the money will be forfeited.
  14. If for any reason the cottages are not available a full refund of any money paid will be made and guests will have no further claim against the owner.
  15. Please take good care of the cottages and leave them clean and tidy. The rubbish should be deposited in the communal bins on the left hand side 20 metres in front of the approach road off the main road.
  16. At the end of your stay please report any problems you have had to Fiona Mckenzie, my caretaker.
